Dodgy Property Sublet in Leicester

So today’s rant is about a troublesome tenant!S o a few years ago after the coronavirus I had a flat in Leicester that I wasn’t able to let out to the University students so instead I had to find another tenant and the estate agent found me someone’s who didn’t have such good credentials. They found this guy who had a CCJ against their name and I had rejected him before but he said that he would pay up 2 months etc and as I was getting quite desperate, property had been sitting empty for a couple of month, I agreed to this. Two years later I’ve looked at the rent which is way below market average, I wanted to increase it and the tenant didn’t agree so as it was a rolling contract I gave him notice and waited. Of course when the time came he didn’t move out and instead decided to be become a sitting tenant. I had to go through the usual court process of getting him evicted Had to pay all the usual fees involved. Wait a couple of months before it was all finalised and today the estate agent went into the property to find that they were still people living there and what had happened was the original tenant, had subletted the property to some other people who are living there had no idea what’s going on. In fact, the original tenant had already moved out a couple of weeks ago and he had found another tenant to take his room knowing that this property was imminently going to be taken back! He’s already taken the guys deposit! So this flat has three rooms and he was taking one room and he will subletting the other two rooms for £500 each I was charging him £900 for this so he was pocketing £100 every month and living there for free. I feel really bad for these people, obviously they’re now out of pocket as I am. This tenant has not been paying me any money for a last couple of months as well so he managed to make a fool out of me, the subletees and the agent. It just makes me wonder you know the law is not doing enough to protect the honest hard working people. Criminals have a found a loophole and are exploiting it. It’s just taking the piss! That’s why this country is going down the pan.
